Less than $1300 per "square meter". Two strange apartments for sale in Minsk

The apartment at Sukharevskaya, 28, is located on the 8th floor of a nine-story panel building. It's impossible to find out what's inside the one-room apartment, for which the administration of the Frunzensky district is asking a starting price of 120,000 rubles (about $41,000 at the current exchange rate). The auction organizer's website states that "it is not possible to provide access to the premises for inspection." There is also no technical passport for the apartment on the website.

However, each of the 33.2 "square meters" of the one-room apartment with utility service debt will cost a starting price of 3.6 thousand rubles with a "tail" ($1230 equivalent).

The auction for the sale of the apartment in the 1994 building will take place on April 14 at 11:00 AM.

Each bidder must deposit a down payment of 12,000 rubles ($4,000 at the current exchange rate). This deposit will be returned to all unsuccessful bidders within five days. However, the winner will have to pay the auction organizer an additional sum – 6% of the final sale price of the apartment.

In addition, the lot indicates that the "purchase and sale agreement is concluded with an encumbrance clause." This means that the former owner may reside in the sold apartment until another living space is transferred to their ownership.

In other words, until the administration repays the debts from the apartment's sale proceeds and buys alternative housing for the former owner (two months are given for this), the new owner (if desired) can only live with the previous one. Moreover, as practice shows, all these procedures can actually be prolonged.

The starting price for a two-room apartment with an area of 50.7 square meters in the Leninsky district is also very attractive – slightly over 192,000 rubles (almost $65,500 equivalent).

At the start, a "square meter" in the apartment will cost the buyer almost 3800 rubles ($1290 at the exchange rate).

For the first time, the dwelling at Plekhanova, 59, was put up for sale back in December 2025. The auction, which will take place on April 15 at 10 AM, will already be the third. Each time the starting price was reduced by 5%.

"We ourselves are surprised that buyers for this apartment have not yet been found. Although people were interested, the previous auctions ultimately did not take place due to a lack of applications from bidders," commented Anastasia Yelovaya, head of the organizational, personnel, and legal work department of UP "ZREA Leninsky District". "A previous apartment, which was on the first floor of a five-story building (actually in a 'ruined' state), was sold for utility debts faster in 2025. Although not on the first try either."

The current owner did not provide a technical passport for the seized two-room apartment.

"If the owner doesn't make contact, then even the Agency for State Registration and Land Cadastre, which has information about the housing, unfortunately, cannot provide us with a technical passport," clarified Anastasia Yelovaya. "Only if the court requests these documents during the proceedings will we be able to see them."

The lot indicates that the apartment, located on the first floor of a 12-story panel building, "is in satisfactory condition, simple finish, requires renovation." Judging by the attached photos, the property looks tolerable, and the apartment even has double-glazed windows. And re-gluing some peeling wallpaper and replacing scratched flooring is not such a big problem.

A ban has been placed on "registration actions" for the apartment. However, "the new owner who acquires the apartment will already have ready documents for it, even while we have not yet sold the dwelling," the specialist added.

Bidders for the auction make a deposit – slightly more than 19.2 thousand rubles (approximately $6.5 thousand at the exchange rate). The winner of the auction will additionally have to pay the auction organizer 4% of the final amount for the apartment.

The step for electronic bidding for the sale of both apartments is standard – 5% of the starting price. Registration for the auction is possible until April 10 and April 13, respectively.
