The announcement of a housing loan from Belarusbank with an annual rate of 1% for the first two years had the effect of a bomb exploding on the capital's real estate market. And although the program officially starts only after August 10, the hype is already noticeable, reports "Onliner".
"Grand Crystal"
The sales office of "Grand Crystal" frankly admits: the number of calls has increased at least fivefold.
"Activity has grown very strongly, although our program only starts on the 17th. Many people simply saw the sweet figure of 1% and don't even fully understand that they will have to pay a different interest rate later (the rate after the two-year grace period will be 15.4% and is tied to the refinancing rate). Nevertheless, housing reservations are active — primarily for those who have already seriously taken up the matter, are collecting documents, and are set on buying. Currently, only studios remain in the residential complex; everything else has already been sold out. But options for booking can still be found."
"Northern Shore"
At "Northern Shore," they note not just a flood of calls, but a massive signing of real agreements.
The secret of such an influx is not only in the preferential rate but also in the unique conditions of the bank itself regarding the loan amount.
"People are actively drawing up agreements to go to the bank in the near future. Yesterday, a significant portion of apartments was reserved. Today, we are also signing a huge number of documents, and a large volume of work awaits us on the weekends. The interest is enormous not only because of the 1% for the first two years, but also because Belarusbank is ready to lend without guarantors for up to 90% of the cost of housing (if there is confirmed income)."
"Vershyna"
At "Vershyna," the situation is also restless: marketing department employees are forced to go "into the field" to substitute managers for apartment viewings, and social media is bursting with messages.
"The attention is colossal. Call center employees were literally crying yesterday due to the number of calls, and Instagram Direct just crashed! People are viewing housing, booking. Some arrive without an appointment, and then it's not even possible to give everyone time.
Apartments are still available — mainly one-bedroom units and a few in the 5th building, while in the 4th building, only about 10 percent are left at most; a couple of apartments are also available with renovations. We are forming queues: people come, view, book, and wait until August 10 to be the first to go to the bank. 2-3 people can claim one apartment, as the bank might not approve the required amount for everyone."
"Green Harbor" and "New Baravaya"
The sales departments of "New Baravaya" and "Green Harbor" admit that they expected increased attention to the one-percent loan, but reality exceeded all expectations.
"Although loan processing will begin a little later, there is already a real full house in the sales departments: clients are massively signing up for meetings, studying conditions, booking apartments, and actively inquiring about new launches. We are recording a surge in call center inquiries and visits. It is clear that such an offer has become a powerful sales driver and the main indicator that the market is fully ready for deals."
Depo
The credit boom also covered the premium segment. In the elite Depo quarter, Belarusbank's new offering provoked excitement among wealthy buyers, for whom the grace period became a convenient financial instrument.
"The hype did not bypass us either. Even in the high-price segment, we see keen interest — meetings are actively being booked. Many of our clients view Depo as a transition to the next stage of life and are already planning to sell their current property to change their address. It is for them that the new financial product with a grace period becomes an excellent bridge between transactions: it allows them to reserve an apartment in our complex without waiting for the sale of their old housing."
