New master plan for Gomel published. What's in it?

One of the main directions of housing construction in Gomel will be the Navabelitsa microdistrict. New multi-story buildings are planned to be built on the site of the former military unit on Dobrushskaya Street, in the area of Lunacharsky Street and the Eastern Bypass, as well as in the new microdistricts of Byarozki and Halavintsy.

Great attention is paid to the development of the Eastern Bypass. Its extension, the construction of a new bridge over the Sozh River, overpasses, and transport interchanges are planned. Without this infrastructure, it will be difficult to fully connect the new territories beyond the Sozh with the rest of the city.

Some industrial zones within Gomel are to be transformed and used for other purposes. These include the territories of the "8 Marta" sewing enterprise, "Komintern", bread factory No. 2, "Pharmacy", "Gomelgandlyavtotrans", and other production and warehouse facilities. New enterprises are proposed to be located closer to the city outskirts — in the area of the chemical plant, the Bypass, Fyadzyuninskaha, and Dobrushskaya streets.

In the future, cargo operations of the river port may be relocated downstream of the Sozh, to the Asautsy area. The current port is planned to retain its passenger function.

According to calculations, the area of publicly accessible green spaces should increase from approximately 991 to 2695 hectares. However, a significant part of this growth is due to the inclusion of existing forests and natural territories within the city limits, and not solely the creation of new parks. Nevertheless, new parks and squares are also foreseen.

Owners of private houses along major thoroughfares should pay special attention. Near Savetskaya, Ilyich, Barykina, Bahdana Khmyalnitskaha, Krupskaya streets, Rechytski Avenue, and Kasmanautau Avenue, 100-meter zones with "high urban development potential" are planned. Reconstruction and gradual replacement of the existing buildings are envisaged there. This effectively means that part of the private sector may disappear over time.

The master plan also provides for the elimination of some box garages and the creation of organized parking spaces instead. However, it is still unclear how realistic the plans for multi-level car parks, which have been previously envisioned in Gomel more than once, will be implemented.

The document separately addresses the problem of traffic noise. Along a number of major streets and avenues, noise-protective structures are planned to be installed, and protective green spaces are to be created.
