Square meter from €1285 and a 1% loan. A new quarter announced in Minsk's "Northern Shore"
The area around the Tsnyanskoye Reservoir continues to grow with new homes: this time, the developer of the "Northern Shore" residential complex announced the construction of a large 8th quarter — with low-rise buildings, separate parking, and 75 villas near Lakeside Park, Domovita.by reports .

The area is indeed substantial: more than 12 hectares have been allocated for development, of which over 4 hectares will be occupied by park plantings and a promenade boulevard with a streetball court. Sales in the first building, named "Baylin 1", are launching on September 10, with starting prices for a square meter beginning from €1285.
Greenery instead of asphalt and 75 villas
Over 12 hectares of land in the very center of the complex were allocated for the new development. However, the developer chose not to turn the quarter into a solid stone massif: more than a third of the space — over four hectares — has been set aside for park plantings, lawns, and recreation areas.
The concept of the quarter itself is built on simplicity and a balance of formats — only 7 monolithic buildings, 6 to 9 stories high, will be erected here, with 75 private villas located nearby. The parking issue was resolved in a classic way for modern projects: cars will be moved to a separate parking lot with 299 spaces, making the internal courtyards quiet, safe, and free from transit traffic.

A pedestrian boulevard approximately 700 meters long will become the connecting link for the entire district. The space is divided into three recreation zones, a sports ground for streetball and calisthenics with pull-up bars and parallel bars, as well as two play areas for children. For young residents, there will be a wooden tower with rope nets, swings, and balance beams on a soft, safe surface.

"Baylin 1": two types of loggias
The first apartments will go on sale in the building named "Baylin 1". This is a monolithic structure of variable height, from 7 to 9 floors, with four grand lobbies and commercial premises on the first level, which can accommodate cafes, shops, and small offices. Another highlight of this building is that, for the first time in the entire complex, it was decided to combine open and closed loggias. The housing lineup also includes duplexes, options with private terraces on the ground floors or directly on the roof, as well as panoramic apartments with views of the villas and the park.

Areas start from compact studios of 43 square meters and go up to 125 square meters in spacious four-bedroom layouts. Inside, free layouts and an increased number of windows are provided, so rooms can be zoned without rigid restrictions. By the way, there will be no need to deal with the eternal question of storing seasonal items and sports equipment in the common corridor: a separate storage room has been designed for each apartment.

The official start of sales in the new building is scheduled for September 10. Prices at launch start from €1285 per square meter. For those who do not plan to pay the entire amount immediately, the developer offers interest-free installments for up to 22 months or banking credit programs. Belarusbank can provide a loan with an annual rate of 1% for the first 2 years, with a subsequent transition to 15.4%. At MTBank, the first year will cost 0.99% (then 15.48%), and early repayment is allowed at any stage without unnecessary complications.
"Northern Shore" itself, near Tsnyanka, continues to grow in square meters at a rather brisk pace. The developer "Riverside Development Limited" has already commissioned and handed over keys to equity holders for 17 homes, and another 42 buildings are currently at various stages of readiness.
