"A Three-Room Apartment near Chelyuskintsev Park for $30,000." Tenant Killed Landlady and Put Apartment Up for Sale

At the end of 2025, a resident of Vileika reported to the police about the disappearance of his 65-year-old ex-wife: her son, who lives in another country, had long been unable to reach his mother, who lived in her apartment in Minsk. Detectives arrived at the woman's place, but she was not home. Searches began, writes Onliner.by.

"Wanted to Go to Italy, Moved to Slutsk"

In the city, Elena Petrovna (name changed) had a sister who could shed light on the situation. But she confessed: due to her relative's bad temper and love for alcohol, they had not spoken for over 10 years. Neighbors were also not close to the woman and described her as a professional troublemaker. The only real clue to the mystery was the 48-year-old tenant who lived with Elena Petrovna and seemed to have found a common language with her.

The man said that the pensioner dreamed of going to Italy, sometimes disappeared for several months and returned, and in mid-2024 moved in with a childhood friend in Slutsk.

And she, allegedly, entrusted him to look after the Minsk apartment, and later even sold him the three-room apartment near Chelyuskintsev Park for only $30,000.

However, the parties did not conclude a sale and purchase agreement, but limited themselves to a general power of attorney. After that, Elena Petrovna's traces were lost…

Time passed, and there was no news from the woman. The first real clue was blood drops near the door and reddish-brown stains under the sink in the bathroom of Elena Petrovna's apartment. By themselves, they didn't confirm anything, but they provided grounds for theories. The tenant's behavior also raised many inconsistencies. He moved from his almost-own three-room apartment to an agrotown near the capital and tried to sell the apartment cheaply, but refused the deal when vigilant buyers asked to meet with the landlady.

Unraveling the story, investigators traced a 51-year-old resident of a village near Minsk, who lifted the veil of secrecy. She confessed that she knew Elena Petrovna's former tenant casually through friends. And about two years ago, at his request, she traveled with him to Slutsk to a notary, where she introduced herself as Elena Petrovna and, on her behalf, signed a general power of attorney for the apartment in the capital, for which she received 200 rubles from the man.

Police officers searched the suspect's dacha, where he had recently moved, checked outbuildings, sewage pits, and other places where traces of the missing pensioner might be found. They only managed to find her mobile phone, passport, and bank card. When the man realized that the detectives had uncovered the crime, he finally stopped lying.

Rushed to Sell the Apartment

It turned out that during the March holidays in 2024, a conflict arose between the tenant and Elena Petrovna, the resident hit the landlady on the head with his hand, she fell and could not get up. Instead of providing help, the tenant went to sleep. In the morning, he discovered that the landlady was not breathing. Frightened, the man fled, and then came up with a plan.

Having bought greenhouse film at a store, he wrapped the woman's body in it. At night, he drove his car up to the balcony (the apartment was on the first floor) and threw the body through the window into the open trunk. He left the car in the parking lot and waited. A few days later, he drove into the forest near the village of Gatovo. There he found a ravine with large trees, dug a shallow pit, and lowered the body into it.

After some time, he returned to the Minsk woman's apartment, washed away the blood, and continued to live there, paid utility bills, and told no one about what had happened. But the events that occurred in the three-room apartment gave the man no peace. Then he came up with a power of attorney scam: he found a pensioner in the village who resembled Elena Petrovna and went to a notary in Kapyĺ. But here's the problem: the woman handed the specialist someone else's passport, but accidentally gave her real surname, which aroused suspicion.

The second time, already in Slutsk, the "operation" was successful. Inspired, Aliaksei cleared the apartment of furniture and put it up for sale.

However, it was not possible to conclude a contract by power of attorney. It turned out that Elena Petrovna was registered at a neuropsychiatric dispensary and had to appear in person to confirm the transaction.

Then the criminal had a new idea: he sold the dwelling to an acquaintance who asked no questions, and that person then tried to sell the Minsk "square meters" in his own name. But the plans were thwarted by detectives. Criminal cases for murder and fraud have been initiated. Operational and investigative measures concerning other participants in this story are ongoing.
