Up to $2000 per square meter, and it's not Minsk. What kind of new building in Brest are citizens arguing about?

The "House on Masherova" has become a subject of discussion among Brest residents for several reasons: the high (essentially Minsk-level) cost per square meter, reaching almost $2000, and the scandal involving the discovery of ghetto prisoner burials during construction. Onliner writes about how the object turned out in the end.

Initially, another developer owned the attractive, from an investment perspective, plot in the very center of Brest, intending to build the "Prybužski Kvartal" (Pribuzhsky Quarter) residential complex. An Instagram page with the same name appeared back in 2018.

The previous developer had no intention of abandoning their plans. Work on the site was underway but abruptly stopped in 2019 due to a terrible discovery.

It turned out that for decades, the remains of 1214 people had lain in this land. The fact is that during the war, a ghetto was located here, where between 20,000 and 27,000 Jews were held.

"When construction work began, we assumed that the remains of ghetto prisoners might be here. And this issue was discussed separately with the developer. But no one could have guessed that there would be so many," commented Alexander Rogachuk, the then chairman of the Brest City Executive Committee, on the situation.

After this, soldiers of the 52nd separate specialized search battalion of the Ministry of Defense began their work, raising and reburying the remains. Construction stalled, and the authorities terminated the investment agreement with the developer.

After some time, the plot was put up for auction again. The new buyer was the company "AiranInvestProject".

— We acquired this object through an auction held by the Brest City Executive Committee, — says project manager Elena. — The auction took place on February 22, 2022. When we acquired the plot, an unfinished, unconserved structure in the form of a foundation was already located on it. That is, the dimensions and parameters of the house were already set. Our company was not affected by the history with the remains — everything had been investigated and reburied before us.

Neoclassicism and stylization under historical buildings

In September 2025, the house was commissioned. The new building is currently uninhabited, but sales are already open.

The monolithic-frame house on Masherova Avenue, 58, turned out to be low-rise — only four floors plus an attic. 93 apartments are located in four sections.

The courtyard area is enclosed. The courtyard turned out to be atypically large for the city center: it was diversified with lawns, gazebos, bicycle parking, a workout zone, and a children's playground. 60 parking spaces under a barrier are provided for residents. The cost of one parking space is $5500.

Layouts and prices

There are many layout options: from compact studios with an area of 36.6 sq. m to spacious four-room apartments with an area of 119.10 "squares".

— About 30% of the apartments in the house have already been bought, — notes Mikhail, the company's marketer. — Among the buyers are both residents of Brest and Minsk residents.

The most interesting part is the prices. They are exactly like in Minsk here. Studios: from $1900 per square meter. Euro two-room apartments: from $1850 per square meter. 3- and 4-room apartments: from $1650 per square meter.

For example, an apartment with an area of 106.9 "squares" can be purchased for $176,385. The smallest studio will cost approximately $80,000.

The company emphasizes that there are currently no other new building offers in the historical center of Brest. Brest is known for its rather expensive rental apartments due to its proximity to the border and the interest of tourists (including Russians) in the Brest Fortress and Belovezhskaya Pushcha. The rental cost can reach 400 rubles per day.
