Foreigners are buying apartments in Minsk more often. And old housing without renovation is not interesting even to non-residents

Experts discussed trends in the capital's real estate market in an article on Realt .

A square meter for 2 thousand dollars has become a daily reality, says Mikhail Vavilov, head of the sales department at Avangard Nerakohamast agency.

"There is a feeling that the market has stabilized at this level, and next year it will become the baseline. Market events will unfold around this figure."

"I think 2026 will be a year without sharp changes. The price will remain at the level of 2025. A gradual increase is possible, provided that the interest rate on mortgage loans decreases to 12-14%."

"Since experts do not predict a rise in the dollar exchange rate, this will also contribute to stable demand," Vavilov predicts.

Foreign buyers are returning to the real estate market — both from CIS countries and from Europe, notes Iryna Rybakova, head of one of the housing sales departments at the "Tvaya Stalitsa" real estate agency.

"Foreigners most often choose new apartments with renovation or houses. One of the reasons why foreigners are interested in housing in Belarus is that we do not require proof of income when buying."

Among Belarusian buyers, small-sized apartments with renovation in new buildings are in particular demand.

"The square meter in such apartments averages up to three thousand dollars. 'Khrushchevkas' and 'Brezhnevkas' with renovation in good locations can also sell for high prices. However, old housing stock without renovation is completely uninteresting to buyers. Even non-residents do not want to consider these options, although it used to seem that if people needed to start with something, they could choose such an apartment as their first home in Minsk. Now, buyers would rather choose a simple new build, because they are very afraid of getting involved in renovations," Rybakova shares.
