About a quarter of apartments bought last year were purchased by Minsk residents in the suburbs
In 2025, approximately a quarter of all apartments purchased in Minsk were located in the capital's suburbs. This was stated at a press conference by specialists from the consumer cooperative "Zhyllëvy Balans" (Housing Balance), writes Tochka.by.

According to specialists, interest in housing outside Minsk is growing. The main reasons are a lower price per square meter and a quite developed infrastructure in satellite towns and surrounding settlements. At the same time, housing in Minsk itself continues to rise in price faster than in the suburbs.
Over the year, one of the organizations dealing with real estate transactions acquired hundreds of properties in Minsk and the Minsk region. Most purchases still fall on the capital, but the share of the suburbs already makes up about a quarter.
The average cost of apartments in Minsk is noticeably higher than in the suburbs. In the city, smaller apartments are more often bought, averaging about 38 square meters. In the suburbs, housing is usually more spacious — approximately 55 square meters, often in new buildings and with better renovations.
However, the price growth in Minsk is significantly higher: over the year, the average cost of apartments increased by approximately several tens of thousands of conventional units. In the suburbs, the growth is much more modest — several times smaller.
That is why more and more buyers are paying attention to settlements such as Baraulyany, Pryluky, Kopishcha, Machulishchy, and others. There you can get larger and newer apartments for comparatively less money.
