In Vitebsk, they are trying to sell a luxurious mansion with bay windows, which has been brought to complete ruin in ten years

Once, the three-story house on Komsomolskaya Street was an adornment of Zadvinne (a district of Vitebsk), but in recent years it has turned into ruins right before the eyes of the townspeople. Now they are trying to sell the dangerous structure to a new owner, but there are no takers willing to take responsibility for the architectural monument, which has been brought to such a dilapidated state.

Another attempt to sell the building at Komsomolskaya Street, 28 will take place at the end of March 2026, but the history of previous auctions does not give much reason for optimism.

From Luxurious Mansion to Ruin

The building was erected in the 1910s, presumably designed by the city architect Tikhan Kibardin. It was a residential house more typical of large cities like St. Petersburg or Vilnius: with a grand central staircase and service entrances from the kitchens. Its architecture combines elements of various styles: 19th-century floral ornament here coexists with Art Nouveau forms, and stucco garlands with ears of corn stand out beneath the windows.

The house survived two world wars, and after its restoration in the 1950s, workers from a machine-tool factory lived there. In 2010-2011, it was declared dilapidated, and residents began to be relocated.

As recently as 2016, according to panoramic street views, the building looked quite decent: with a roof, intact windows, and plaster on the walls. However, the real destruction began not from age, but after the house fell into private hands.

In 2015, "SK-EuroInvest" LLC acquired it for almost a quarter of a million dollars. The new owner announced the creation of the "Bristol" hotel complex. By 2019, builders had even dismantled the roof and floor slabs, after which work stopped.

Without conservation and a temporary roof, the architectural monument remained exposed to the elements and began to rapidly decay. Today, the building is hidden behind construction netting: bay windows and plaster from the walls threaten to collapse onto the heads of passersby.

Auction Deadlock

The current attempt to sell the property is far from the first. In February 2026, the house was already put up for auction with an initial price of 1,340,000 rubles, but the auction did not take place due to a lack of interested parties.

For the new bidding, scheduled for the end of March, the price was reduced to 1,072,000 rubles. Today, the sale is not being conducted by the owner themselves, but by enforcement authorities – "BelYurZabespechannie". The property has been seized and there is a ban on registration actions.

In addition to the building itself, with an area of 853.8 sq.m, the buyer receives the right to lease the land plot (until 2040), as well as a number of restrictions related to its status as a historical and cultural value. The situation is further complicated by the fact that the new owner will be forced not only to restore the heavily damaged brick structures and stucco work, some of which has been irreversibly lost during years of standing without a roof, but also to re-develop project documentation or negotiate with the previous owner for its transfer.

The city authorities are considering the forced seizure of the property from the negligent owner and its transfer to another developer, but for now, the historic building continues to crumble before their eyes, becoming a sad monument to mismanagement.
