A manor with its own access to the water is built in one of the most expensive and picturesque villages near Minsk.

The village of Dubrova in the Smolevichi district was just an ordinary settlement a few decades ago. But in the 1980s, everything changed: the Dubrova reservoir appeared on the Usyazha and Dubrovka rivers, and the place quickly turned into one of the popular dacha destinations near Minsk. It's 25 kilometers from the Minsk Ring Road.

Over almost half a century, the village has grown significantly. If before there was only Central Street, now there are several: Lesnaya (Forest), Podgornaya (Foothill), Naberezny (Embankment) Lane. According to data from early 2023, 99 people lived in Dubrova.

Today, this place is especially loved by Minsk residents. Plots here are considered some of the most expensive in the suburbs, and houses with water views do not stay on the market for long.
Currently, what is called a "premium-level residence" in the Realt.by advertisement has been put up for sale in Dubrova. The price is about 1.2 million dollars.

The main "feature" is its own access to the water and a private pier on the shore of the Dubrova reservoir. Terraces and panoramic windows offer views of the forest and water, and the entire territory resembles a small country resort.

The plot area is 30.6 ares. The territory features landscape design, a sports ground, a barbecue area, a network of paths, and an open parking lot with an electric car charging station.

Automatic gates, video surveillance, and security alarm are provided.

The main house is two-story, with three-meter ceilings, underfloor heating, ventilation and air conditioning systems. The heating is gas, with remote control capability. Water is supplied from a well.

The first floor houses a large living room, a kitchen-dining room, two bedrooms, a bathroom with a hammam, as well as a garage, a boiler room, and a pantry.

The second floor features two bedrooms, walk-in closets, and a panoramic terrace with sun loungers and a shower area.

Separately on the plot are a bathhouse with a plunge pool, a recreation house with billiards and PlayStation, a wine house with a wine cellar, another separate cellar, and a garage for cars and watercraft.

The advertisement emphasizes that the project was created over several years and required complex monolithic and landscaping works. The authors claim that the house is designed "for those who appreciate privacy, engineering thoughtfulness, and rare scenic characteristics near the water."

However, even for Dubrova, the price seems special. For comparison: on the same street, a cottage with a pool, 165 square meters in area on an 11.4 ares plot, is currently for sale for 260 thousand dollars. But that one doesn't have its own pier, panoramic views, or other attributes of a "private resort."
