Sites for new development being prepared in Grodno's historic center
Two new tourist complexes with hotels, restaurants, and other facilities are planned for construction in the historic center of Grodno. The right to lease two land plots on Vyaliakaya Traetskaya Street for a period of 50 years has been put up for auction, writes Domovita.by.
The first plot, slightly more than 5 ares in area, is located near house No. 59A. The starting price for the right to lease is 17,881 rubles. The second, more than 15 ares in area, was valued at 52,910 rubles.
Applications for participation in the auction will be accepted from August 31 to September 23. Winners will also have to compensate for the costs of organizing the bidding and preparing documents.
These plots allow for the placement of hotels, motels or apartment complexes, restaurants, cafes, bars, shops, administrative premises, medical centers, and fitness and wellness facilities. Thus, the investor will be able to determine the combination of facilities themselves.
However, the development must comply with the requirements of the protected zone of Grodno's historic center. The height of new buildings cannot exceed the level of the roofs and ridges of neighboring houses, and the building footprint cannot occupy more than half of the plot.
For plot No. 53, additional construction is envisioned only with a pitched roof and attic. The facades of new buildings must correspond to the historical appearance of Vyaliakaya Traetskaya Street and harmoniously fit into the existing old development.
