Square meter in "Minsk World" already exceeded $2400. What is sold there?

Office Life looked at what apartments are offered in this microdistrict.

In general, last week, the total number of apartments in the secondary market did not significantly change — 4.29 thousand. As of February 23, the selection of apartments at the moment decreased by only 1.5% — to 3.95 thousand unique units.

Experts attribute this to an increase in sales. While 393 deals were recorded in the secondary market the previous week, last week saw 660.

As early as the beginning of February, Realt predicted 1250 net deals, but today this figure has been raised to 1350.

What about the price per square meter?

The cost per square meter continues to rise, despite the predominance of listings with price reductions. In the third week of February, 8% of apartments from the total offer volume decreased in price — by an average of $1-4 thousand, while the share of price increases was only 3%. On average, they became more expensive by $2-6 thousand.

As a result, the average price per square meter in Minsk last week increased by 0.5% — to $2258, and in "Minsk World" — by 1.1%, to $2415. Moreover, over the last year, the cost of housing in this microdistrict has increased by more than 30% and has started to exceed the average values for Minsk. In February 2025, a square meter here cost $1702.

If you look at the apartment offers currently for sale in "Minsk World," the price per "square" can be found both significantly above the average and at last year's level.

For example, in a 3-room apartment on the top floor of a building near "Avia Mall," a square meter will cost $2780, and in a two-room apartment on Igor Luchenko Street — $2901. At the same time, you can find a 3-room apartment at $2021 per sq. m and a 4-room apartment where a square meter costs only $1758.

It is noteworthy that prices for apartments on the upper floors in this area are noticeably higher, often due to the view from the window, which is emphasized in the listing. For example, a square meter in a three-room apartment on the 21st floor costs about $2540, and in a two-room apartment on the 23rd — $2680.

At the same time, in neighboring buildings, 2-room apartments on the second floor can be found for $2320, and 3-room apartments on the first floor — for $2056 per "square".

By the way, across Minsk, prices for 4- and 3-room apartments have increased the most over the past month. While the first option became 8.4% more expensive — up to $2148, "three-room apartments" increased by 2.9 percent to $2165. One-room apartments, however, increased in price by 2.5% during this period — to $2388.
