Already $2295 per meter — and prices continue to rise.

Record after record
According to calculations by Realt.by, the average cost per square meter in the capital, based on offers, has almost reached $2500 ($2499). It has grown by 30% over the year.

Prices also increased in real transactions. As of August, the average price paid for a square meter in Minsk was almost $2300 ($2295). This is $1000 per meter more than four years ago, in August 2022.
However, there is a trend where prices are rising, but the number of transactions, on the contrary, is decreasing. In August, there were 1180 transactions in the capital, which is 5% less than in July. Compared to August 2025, the number of transactions in Minsk decreased by more than 20%.
Another interesting trend is that the difference between the asking price and prices in real transactions is narrowing. As of August, it is 8%, although at the beginning of the year it was around 13-14%.
What happened after previous records?
Looking at the longer history of real estate prices, the previous peak occurred in September 2013, when the real cost per square meter in Minsk reached $1765.

Then, for about a year, the price per square meter in real transactions remained around $1700. Afterward, prices began to fall, and that record level was only reached again 12 years later — in the summer of 2025.
