How Fanipol's "birdhouses" overcame hate: 18 sq. m micro-studios sold out in a week
Despite ambiguous reviews on social networks, all 18 m² micro-studios in the new "Sučasny" (Modern) house in Fanipol were sold out in less than a week, writes fanipol.by. This is the smallest housing format, the price of which has increased by more than 50 percent since the project's inception.

On December 10, the developer of the complex announced that all studio apartments in the fifth house under construction, offered at a price starting from $35,000, had been sold.
Such rapid sales occurred amidst online discussions where similar housing was often called a "kennel," "wardrobe," and "birdhouse."
The history of micro-studios in the "Sučasny" residential complex is a curve of upward-trending demand. Just three years ago, in 2022, the first such apartments with an area of about 20 m² in a newly built house were offered for $22,620 (about $1,131 per m²). At the booking stage, the price could start from $19,000.
Even then, the developer named the target audience: young people aged 20-22 who want to live separately from their parents, just a 15-minute drive from Minsk.
By the summer of 2025, amidst the hype around the satellite city, the price for studios in the fourth house under construction jumped to $28,000. And by November, with the start of sales in the final, fifth house, the bar reached $35,000 (about $1,944 per m²). Thus, the minimum entry price has increased by more than 50% in three years.
In the secondary market in the same complex, studios with renovations were already valued at $50,700 and even $63,600, making the initial purchase a profitable investment.
Commentators on social networks did not understand how one could ask for "Minsk prices" for 18 square meters in the suburbs. "A dacha near Fanipol for that money with water and sewerage + a plot. Well, and in terms of square meters, it's not really 18, but at least 40," users offered alternatives. Others ironized: "That's a lot of space, they should sell 5-8 meters."

Who buys micro-studios
Young people and Minsk residents for whom the capital is unaffordable. This is the main audience. If a "one-room apartment" in Minsk costs from $60,000, and a loan remains expensive, $35,000 for one's own apartment 15 minutes from the Minsk Ring Road seems like a reasonable compromise.
Investors who count on rental income. The micro-format is ideal for renting out. Such a studio is a ready-made analogue of a hostel room, but with a separate bathroom. Rental rates in Fanipol are clearly lower than in the capital.
Paradoxically, elderly people also pay attention to small apartments. Sometimes they buy such a studio for themselves, leaving a larger apartment for their children's family.
