PHOTOS: How a quarter of panel townhouses is being built on the outskirts of Minsk
One option for Minsk residents on waiting lists is housing in panel townhouses right next to the ring road. We are talking about the "Paŭnočny" (Northern) residential complex (not to be confused with "Paŭnočny Bierah" - Northern Shore), which is actively being built in the Dauginaŭski Trakt area. Realt looked at how construction is progressing and how much a square meter currently costs in these homes.
Panel townhouses near Dauginaŭski Trakt are being erected by the state developer, MAPID enterprise. The residential area on the northern outskirts of the capital will occupy a plot from the ring road to Mikulich Street. In total, more than 20 thousand square meters of housing will be built here.
Journalists reached the complex by public transport. The road is currently undergoing large-scale repairs, so the journey is not without traffic jams. The nearest stop to the townhouses is 600-700 meters away, if coming from the city. Towards the city, it's a bit closer.
From Arlouskaya, you can reach the townhouses by minibus. City and suburban buses also run here. The landmark is the ALL hypermarket. You need to walk around it and turn right.
The new cottage settlement, almost like houses from the American dream, is set against the backdrop of cornfields. Several new streets have already appeared here. Streetlights have been installed along the roads, sidewalks have been made, and young trees have been planted.
Some townhouses are already occupied. The developer has two more phases left to build — the sixth and seventh. The penultimate phase plans for the construction of five more residential buildings. These will be townhouses with 4, 11, and 12 apartments. All housing will be two-story, without a basement and with a flat roof. These homes are planned to be completed in 2027.
All blocked houses in the quarter are similar. The area of typical apartments in the townhouses is about 105-120 square meters. The first floor usually houses a hall, bathroom, mini-boiler room, kitchen, living room, and terrace; the second floor has two-three bedrooms, a dressing room, and a bathroom. The houses feature a water apartment-by-apartment heating system. Heat supply is provided by a gas boiler with a closed combustion chamber.
Currently, almost finished townhouses are for sale. For example, several apartments in the fifth phase of houses are still without owners. The price per square meter in them starts from 4625 rubles — 1540 dollars according to the National Bank exchange rate.
Thus, the most affordable townhouse in the "Paŭnočny" (Northern) residential complex will cost approximately 500 thousand rubles, or about 166 thousand dollars. Those on waiting lists without special directions can apply for such housing.
In the new settlement, common children's and sports playgrounds have already appeared.
Slightly higher up, on a hill, there is another line of houses — the views from here will obviously be better.
As for infrastructure, near "Paŭnočny" there are currently only shops, including the aforementioned ALL. The nearest kindergartens are in Navinki and "Paŭnočny Bierah", and schools will require travel.
Visually, the quarter leaves a good impression. Against the chaotic development of Tsnianka, this place looks almost like paradise: ideal geometry of lines, private plots, and an interesting color scheme. However, there are a few nuances that might spoil the overall picture: the proximity of the busy MKAD (Minsk Ring Road) and a nearby power line. Nevertheless, this does not apply to apartments whose windows overlook the fields and distant forest.
