Villa near Minsk Sea for $4.45 million bought by a company linked to Lukashenka's "wallet" Varabyei
It recently became known that one of the houses in the closed Miruar complex on the Minsk Sea was sold for $4.45 million. The publication "Zerkalo" found out who concluded the unprecedentedly large deal for Belarus. It turned out that behind the purchase of a cottage in the "millionaires' village" stands a company associated with Mikalai Varabyei, to whom Lukashenka recently proposed "transferring" a part of the lands in the Verkhnyadzvinsk district.

Possibly the largest deal with country real estate in the entire history of the country
In September 2026, the buyer paid $4.45 million for a house and a plot in the Miruar residential complex on Prybyarezhnaya Street. Geographically, it is located in the agro-town of Zhdanovichy, Minsk district.
The area of the house is 521.9 square meters, it is a two-story villa built in 2025. It is located on a plot of more than 17 hundredths (approx. 0.17 hectares) in close proximity to the Minsk Sea. Who was the buyer?
As "Zerkalo" learned from an informed source, the villa was purchased by the legal entity LLC "Mineral Goods Trade". This is a recently established company that receives millions in profits. It is associated with Mikalai Varabyei — a well-known businessman close to the authorities.

The authors of the Wikidom publication noted that this purchase of a cottage in Miruar could have been the largest deal with country real estate in the entire history of the country. According to their information, previous records in this area did not exceed three million. Cottages in Miruar previously sold for about 990 thousand - 1.2 million dollars.
"I marked at home what you should take"
It is interesting that on October 15, Mikalai Varabyei participated in Aliaksandr Lukashenka's "working trip" to the Verkhnyadzvinsk district and showed another of his assets — an agricultural plot of the "Chyrvony Bor Agra" enterprise.
As the politician's press service writes, even before arriving in the region, Lukashenka "carefully studied the district map and identified those lands that can be offered to an efficient private owner for production development."

"Mikalai, if you want support, I marked at home what you should take. I am ready to hand it over to you," Lukashenka addressed the businessman, pointing to specific land plots on the map. "Something needs to be done drastically here. This complex (livestock breeding — Ed. note) needs feed. These existing lands must provide you with feed. Propose a plan to me by spring."
Small organization with big connections
Mikalai Varabyei is one of the most enigmatic figures in Aliaksandr Lukashenka's inner circle. He remains in the shadows and does not give interviews.
Varabyei is among the top successful businessmen in Belarus with assets in the fuel and logistics sectors. He has been under EU sanctions since December 2020 and under US sanctions since August 2021. Part of his assets also fell into the US government's blacklist: "Interservice", "BelKazTrans", "New Oil Company" and others.
The company "Mineral Goods Trade" was registered in December 2022 in Novopolotsk. It has the official status of a small organization - it employs fewer than 50 people. The main activity is wholesale trade in fuel oil. Judging by the reports, the company also trades in gasoline, gas and diesel fuel. Recently, hotel, tourist and household services, transportation, vehicle maintenance, cultivation of agricultural crops and livestock breeding, as well as food production have been added to this list.
The firm has licenses for retail trade in alcohol and tobacco products. And also permission from the Ministry of Internal Affairs for activities related to service and civilian weapons and ammunition.
Formally, this asset does not belong to Varabyei. However, investigators from the publication "Buro" drew attention to the fact that the connections are noticeable. It is this legal entity that currently owns the tourist complex "Chyrvony Bor" in the Verkhnyadzvinsk district and several catering establishments nearby. Before the introduction of sanctions, the tour complex was managed by Varabyei's controlled company "Interservice".

According to reports, "Mineral Goods Trade" is very successful. In 2024, its revenue exceeded 3.5 billion rubles, and net profit (money remaining after all expenses and taxes) - 51 million rubles. By the end of 2025, revenue fell to 715 million rubles, and net profit again exceeded 50 million. The authors of the "Buro" publication called such successes phenomenal.
