Cottage in a gated community near Minsk Sea bought for 4.45 million dollars

The most expensive apartment sold in Belarus in September was a residence in the gated elite complex Depo in Minsk. It was purchased on the secondary market.

The apartment is located in the six-story building Sarria2 on Kisialiova Street. Its area is 210 square meters, and the transaction amount reached 665 thousand dollars. Thus, one square meter cost the buyer approximately 3155 dollars. The residential complex Depo has been under construction by developer «A-100 Development» since the end of 2022, and the project is designed for the gated elite segment.

Among the most expensive September deals was also an apartment in "Olympic Park" costing 525 thousand dollars. Another apartment in the residential complex on Chekhov Street, 3 was purchased for 623 thousand dollars. Thus, several deals in a single month exceeded half a million dollars.

In the private house market, the price difference was significantly larger. The most expensive property of September is located in the Miruar Spa-Hotel & Villas complex near Minsk Sea, in the territory of Zhdanovichy. The cottage, built in 2025, was acquired by its new owner for 4.45 million dollars.

What makes this deal particularly noteworthy is that just a few months prior, a similar mansion in the same complex was sold significantly cheaper. In June, one of the Miruar Spa-Hotel & Villas cottages was purchased for 1.2 million dollars. Thus, the September purchase for 4.45 million dollars turned out to be approximately 3.7 times more expensive.

Besides the record-breaking mansion near Minsk Sea, the most expensive houses of September included suburban properties in the outskirts of Minsk. In Drazdy, a cottage was sold for 700 thousand dollars, and another house in Siemkava cost the buyer 600 thousand dollars.

Siemkava is not for the first time among the ranking of the most expensive private house deals. In August, it was there that the most expensive house deal in Belarus was concluded — 600 thousand dollars were also paid for it.

Summer records notably differed from September's. In August, the most expensive house cost 600 thousand dollars and was located in Siemkava. In July, the maximum price was 700 thousand dollars — at that time, a cottage in the private sector on the outskirts of Kamennaya Horka became the leader.
