New trend: Apartments with bare walls are increasingly rented out in "Minsk-World". How much do they ask for?

Renting out apartments without finishing for long-term lease has been a trend of the last few years, as real estate and rent prices have risen sharply. Previously, such ads were rare, but over the past year, their number has significantly increased. There are especially many offers for so-called "business apartments."

Castle Apartments

Rental rates for apartments without finishing start from 700 rubles (about $240). This is the asking price for business apartments with an area of 42 square meters in the "Mirsky Castle" building, located on Savitskogo street.

The apartment is a space without partitions or any finishing. Only the bathroom is separated from the main area, and even it lacks a door. The description states that the apartment (legally — business apartments) is for long-term lease.

Typical One-Room Studio

The next offer by price is 730 rubles (about $250). This is no longer a business apartment, but a real apartment with an area of 37 square meters.

The apartment is also without finishing. It is available for rent for a period of three months to three years.

The owner requires two months' prepayment and notes that the tenant will have low utility payments compared to business apartments: 120 rubles in winter and 50 rubles in summer, plus other metered expenses.

Notably, most apartments rented without finishing are business apartments in the "Mirsky" or "Nesvizhsky" castles.

It's hard to judge how popular such apartments are. Some ads have been up since July.

And all of these are precisely business apartments, which de facto differ from regular apartments in "Minsk-World" only by higher utility payments, as they are calculated according to rates for legal entities.

With a view of the Business Center

For an apartment in a building constructed in 2024, with an area of 55 square meters and windows offering a view of the business center towers, they are asking 950 rubles (about $320).

Otherwise, everything in the apartment is standard: bare walls and no partitions between rooms.

Seven Years Without Renovation

Among the dwellings with bare walls, there are not only apartments of 24-55 square meters but also a three-room apartment of 88 square meters.

The building was constructed in 2019, but this apartment still has bare walls and not even partitions between rooms. Even the bathroom and toilet are delineated only by the beginnings of walls with four rows of bricks.

For a month's rent of such an apartment, they are asking 970 rubles ($330). The ad states that the apartments are not available for rent to foreigners, and upon moving in, one must pay for a month in advance and additionally leave a security deposit equal to one month's rent.

“Minimum Amenities Available”

For 1000 rubles ($340) in "Minsk-World," a 28-square-meter studio with partial amenities is available for rent.

The apartment has a sofa, a washbasin, two old cabinets, a folding table, and two chairs. Most of the floor is covered with carpets. Laminate flooring is in a small area. A double mattress serves as a bed.

The walls are bare, and only part of them is covered with plasterboard sheets. As stated in the description, the apartment is rented without finishing, but it is habitable. "Minimum amenities are present."

The bathroom has a bathtub, a toilet, and a small washbasin. Old carpets are on the floor.

In total, about ten apartments with bare walls are currently for rent in the capital, and all of them are in "Minsk-World." It appears that most of these are precisely those "investment" apartments that were built by owners not for their own residence.

In the case of business apartments, where a square meter cost slightly less than in regular apartments in "Minsk-World," the higher utility tariff might be an additional incentive for owners to rent out the apartment in any condition.
